Hyatt Place Downtown - 10 Stories / ??? Feet

Developer Charles Macfarlane, principal of Macfarlane Properties, hit a snag in working through the city approval process for a planned Hyatt Place Hotel along the Kanawha Canal. The additional work — involving the setback of the building and a water quality impact assessment — has set the project back by an estimated six months, Macfarlane said. The hotel, which is still targeted to open in 2019, would be built between South 12th and Virginia streets north of the Kanawha Canal and overlook waterways on the south-facing side and the Downtown Expressway on the other. Despite the setback, Mcfarlane said he and his team remain committed to the project. They expect to start construction in the third quarter. An industrial building straddling the canal would be torn down to make way for the 10-story hotel, opening up the Canal Walk on either side of the waterway.

Looks like this project is On Hold and may be reincarnated somewhere else downtown?

Downtown alley spat leaves hotel developer hunting for new site
An unresolved dispute over a downtown alleyway has forced a local developer to scrap his plans for a 10-story hotel near Shockoe Slip.

Charles Macfarlane, principal of Richmond-based Macfarlane Partners LLC, said he’s eyeing land elsewhere in the city for the hotel he had hoped to build at 1300 E. Byrd St.

“We do not have the property under contract because of issues with Pope’s Alley,” Macfarlane said. “We could not proceed until the issue with the alleyway was settled.”

Pope’s Alley, which dates to 1884, is a 35-foot-wide private alley owned by North Falls Acquisitions LLC and 140 Virginia Street LLC.

I wish WVS would have incorporated this hotel into it Locks Residential Tower project. That would have, at least given that project some height. Wouldn’t have helped how ugly it is though. It’s a shame.

I agree Eric, that would have been a great idea to have this project topped onto the top of the Locks Tower. It could have forced a redesign of the Locks Tower to look less like a cube.

On the flip side, I hope the new location for this project will fill in a parking lot or underutilized block Downtown. I'm anxious to see where this project lands.

Even then, I was more excited for this project in this spot as it would have meant demolishing the big industrial warehouse like building that partially covers part of the Canal Walk and obstructs the walkway so you have to climb around it. Would have reconnected both ends of the Canal Walk and activated that section with more pedestrians, and would have essentially been the last developable parcel on the north side of the canal.

This was pretty good looking project too. Immensely frustrating.

On the bright side, there is that parcel right across the canal from this one that supposedly is proposed for another development (the site is being 'evaluated'

Totally agree. Hopefully once the easement issues are resolved, another development can come in provide some height and "activation" on this portion of the canal frontage.
