Six-story development to nest across from Lunch/Supper
Two developers are swooping into Scott’s Addition with a $20 million apartment project that will bring more height near the neighborhood’s Broad Street border.

An entity led by Geoff Shudtz of Richmond-based Dodson Commercial, along with Fountainhead Properties’ Tom Papa, is developing The Nest – a six-story, 118-unit apartment project set to rise on about 0.6 acres at 3105, 3107, 3113 and 3115 W. Marshall St.

Construction to start soon on five-story apartment building in Scott's Addition

Another large multilevel apartment building is planned for Scott’s Addition.

Developers expect to start construction in late November or early December on The Nest, a five-story building with 118 units on West Marshall Street between Summit and Highpoint avenues.

The apartments would be built on top of two levels of a parking deck — one level would be partially below ground. It also would have some commercial space on the first floor as well as a swimming pool and fitness room.

The project is being developed by Geoff Shudtz, director of acquisition and asset management at Richmond-based Dodson Development Partners, and Tom Papa, co-founder and principal of Richmond-based Fountainhead Development, a big residential and commercial development player in downtown Richmond and in Manchester.

“Geoff has been working on this for about a year,” Papa said. “He has spent a lot of time and effort on this project. He is deeply involved in the design element of it. This has been his baby.”

Shudtz, Papa, Dodson Development and other investors created Summit Apt Developers LLC to buy the property at 3117 W. Marshall St. from Summit Suites LLC.
